This notice describes information that Anita Hale Property Toolbox and its affiliates (“we” or “us”) collects and uses when you visit and use the Web sites, content, applications, service-as-a-software, products and other services provided by us (“Services”).
- Type of Information Collected
If you decide to subscribe to our Services, you are required to provide us with personal information about yourself, including: your full name and e-mail address. We verify all e-mail addresses, requiring you to confirm the validity of your e-mail by responding (clicking) on a hyperlink in a verification e-mail we send back to you. We provide the opportunity for every end user to verify themselves on Anita Hale Property Toolbox through our designated vendors, including without limitation, Experian®. Our verification process is required for end users purchasing credit reports (via Anita Hale Property Toolbox) and/or viewing Anita Hale Property Toolbox user data that contain credit information within Anita Hale Property Toolbox. To become verified within our real estate line of products, you must provide: your social security number, your full name, physical address, e-mail, home phone number, cell phone number, and billing information, such as a valid credit card. We do not store your social security number in our databases. We ask for it once and securely pass it over to our vendors to receive back verification questions that you must answer to become verified. Verifying with Anita Hale Property Toolbox that you are a trusted user increases your odds of tenants sharing fully enabled profile information (containing credit report data) with you to make a leasing decision, and vice versa ensures that tenants are fully trusted by landlords and/or property management firms.
If you use any of our services, you may also be asked to provide information about your employment history, other government identification (e.g., Driver’s License #), certain bank account information, and income history for the purposes of fulfilling a transaction, such as an application for an apartment rental (“Transaction Information”). We adhere to strict rules and regulations governed by the FCRA that require further consent to share this private information with other parties in the form of a Anita Hale Property Toolbox rental application or other types of application forms. Anita Hale Property Toolbox also adheres to PCI-DSS compliance rules and runs quarterly audits on its servers to enhance the security of your data.
We also collect information about your use of the Services, such as, the pages you visits, your responses to links, offers and promotions, and the property, unit, tenant, lease, and other similar information that you enter and view on the Services. style=’mso-spacerun:yes’> We also collect any information that you submit for a transaction, such as, an application, on the Services.
- Use of Your Information
Any billing or financial (e.g. credit card) information we collect is only used to check the qualifications of prospective subscribers and to bill them for the use of our Services. We will rely on a 3rd party credit card processor and ACH provider to process customer payments subject to the terms of this policy. Our processor is not permitted to use your billing or financial information for anything other than the purpose of ACH or credit card processing.
Your information further is used to operate and improve the features, offerings and content presented to you by us; to personalize the content and advertisements provided to you; to fulfill your requests for products, programs, and services; to communicate with you and respond to your inquiries; to conduct research about your use of our products; and, to help offer you other products, programs, or services that may be of interest or relevance to you.
Your information will not be shared with third parties for marketing purposes unless it is necessary to fulfill a transaction you have requested, such as, by submitting an application to a property manager, or in other circumstances in which you have given your consent to the sharing of your information to affiliates, partners, agents or other parties whose products or services we believe may be of interest to you. You authorize us to submit your Transaction Information to any business or entity in which you wish to purchase services, or submit an application for services such as an apartment rental. For example, we may forward your Transaction Information so that you can process an application for an apartment rental with a landlord. If you do not want to share this information, do not submit an application. The use of your information by such business will be subject to its own privacy practices, and we have no obligation to you for the use of your information by such third parties. We will not forward your Transaction Information unless authorized by you.
The contents of your online communications, as well as other information about you style=’mso-spacerun:yes’> as a user, may be accessed and disclosed in response: style=’mso-spacerun:yes’> to lawful governmental requests or legal process (for example, a court order, search warrant or subpoena), in other circumstances in which we have a good faith belief that a crime has been or is being committed by a user, that an emergency exists that poses a threat to the safety of you or another person, when necessary either to protect our property, or for us to render the service you have requested.

We may use agents and vendors to help operate the Services, process payments, provide customer services and to help us analyze the performance of our services. Our agents and vendors must agree to limit the use of such information for these purposes.

We may associate that phone number to the mobile device identification information. However, we will not use that phone number for telemarketing unless you have given us permission to do so. You must first provide permission through your device, browser or our application before we obtain pinpointed physical location information from technologies like GPS, Wi-Fi, or cell tower proximity. You are able to withdraw your permission for our Services to acquire pinpointed location information from your device but turning off the location tracking mechanisms on your device, by uninstalling our applications, or by logging of the Services. We may use the information from your mobile device to deliver the Services requested by you and in accordance with this policy.
- Your Choices
You own the information you submit on the Services. You can at any time go to app.screenmynewtenant.com and click “My Account” to change or delete your information. Although we may communicate with you regarding any transaction that you initiate on the Services, we will always give you the option to opt-out or unsubscribe from any newsletters or other promotions that we may provide to you.
We make available a secure page for entering sensitive information, protected by industry-standard SSL encryption technology and PCI-DSS compliance. This technology encrypts your information prior to transmitting it over the Internet.
- Our Services are not Intended for Minors
The Services are intended for a general audience, and we do not knowingly collect information from minors.
- Notices and Questions
